Sealcoating protects and prolongs the life expectancy of your asphalt. With exposure to the elements your asphalt driveway, or parking lot, becomes oxidized and the asphalt can break down. Seal coating will give the asphalt protection from the elements and give a fresh, new appearance again. Prior to sealing the asphalt the pavement should be free and clear of dirt, vegetation and all debris. In addition we perform any repairs needed. This can include pot holes, cracks and vehicle fluids (example oil and antifreeze). Seal coating is done usually by spraying, squeegee and/or broom. This process requires outside temperatures to be at least 55 degrees Fahrenheit. This temperature must also be maintained for the duration of the job and at least a minimum of at least 8 hours after completion. Seal coating is crucial for long term life expectancy of your asphalt surface. It gives you protection against chemical and oil spills, stains, ultraviolet light and shields against water erosion. It does provide curb appeal and increases property value. When doing commercial lots it will give the opportunity to changing traffic patterns, ADA requirements and parking spots. Seal coat should be applied within the first year of new installation of asphalt. After the first application of sealer to your new asphalt seal coat then should be applied every 2-3 years following. This time frame depends on proper maintenance and traffic volume on your asphalt.
